When listing with an agent makes more sense

Be honest with yourself about three things: time, condition, and tolerance for uncertainty. Listing is usually the better call when:

  • Your house is in good, market-ready shape or you can afford the repairs to get it there.

  • You have months, not weeks, and no deadline like a foreclosure sale or a job move.

  • You can handle showings, an inspection, and the chance a buyer's financing falls apart.

In a normal NC market, listed homes sit on the market for roughly a few weeks to a couple of months before closing (around 40 to 60 days across most NC metros as of mid-2026, per Redfin, and longer in some areas). If that timeline works for you and the numbers pencil out after repairs and commissions, listing can net more. If listing is likely to net you clearly more and you have the time and condition, we will say so.
